Fees & Charges

Standard fees related to tenancy and property services.

1. Rent Commission

Commercial (Office / Retail / Warehouse / Store / Parking): 5% of annual rent, minimum AED 1,000.
Residential (Flat/Villa): Flat — 10% of annual rent. Villa — 5% of annual rent, minimum AED 1,500.

Commercial (Office / Retail / Warehouse / Labor Camp): 7% of annual rent, capped at AED 50,000.
Commercial (Store / Parking): AED 2,000 (single unit) or AED 3,000 (more than one unit).
Residential (Flat): AED 500 if rent ≤ AED 50,000; otherwise AED 700.
Residential (Villa): AED 1,500 if rent ≤ AED 100,000; otherwise AED 3,000.

Penalty = Two (2) months’ rent + excess residency fees (if any) when no action is taken within term and no 60‑day written notice.

From owner or tenant against common‑area damages: AED 25,000 per unit (open‑dated cheque).

VAT — All fees include 5% VAT, except landlord penalties and the Security Deposit.
Annual Application — The above fees are applied annually.
Transfer of Contracts — Transfer leases are treated as new leases without early termination charges.
Cheque Postponement & Advance Payment — Must be completed 10 days prior to the cheque date.
Online Fees — Charged to the tenant for renewal assistance via Call Center or Branch.
Additional Cheque Collection Requests — Subject to additional fees for New Lease/Renewal.

All fees are payable by the tenant unless otherwise stated.
These fees are an integral part of the tenancy contract.
The landlord or authorized agent may update or amend fees in accordance with applicable laws.
